Dear Neighbors, Friends, and Clients,
It gives me great pleasure to inform you that on November 1, 2008 I opened RE/MAX Woods to Water. We are located in Nashwauk at the Red Rock Business Center between Latvala Lumber and the Sinclair Gas Station.
We are very excited to be more than ever “local” and able to serve the surrounding communities even better. We have joined the www.LakehomesUSA.com site to market many of our residential properties* and as always, we are part of four MLS systems. We have a fabulous web site giving you useful information and downloading new properties nightly.
Thanks to the support of my family, clients and friends, we have positioned our new real estate company to help with the increased workforce that will be coming to our area in the near future. We have to remember that as much as the country is at a standstill with the housing market, the predictions for our area in 2009 are favorable.
I thank you for another great year in real estate and wish you all Happy Holidays and especially a great New Year!

Pengilly Booster Club News
Well, it has been three months since the Pengilly Centennial Celebration but there are still ongoing activities through the end of the year. "The Rest of the Story" - an addendum to the Pengilly History & Memories Book, is currently under progress. Each individual who purchased the history & memory book will be given a complimentary copy. We're looking for pictures from the Centennial Celebration to add to the book and e-mail addresses (so we can make contact easily). We're also looking for a poem that can be used either on the front or back of the book. Please send your pictures/poem/e-mail to Barb Shipka, P.O. Box 215, Pengilly, MN 55775. E-mail: ezeedays@aol.com. Since the Centennial web site, www.pengillymn.com, was such a success and a great way to stay connected, the Booster club and web master, Shelley LaDoux will continue to keep it updated. If you would like to advertise or post activities, please contact Shelley or call the office at 218-885-1908.
Upcoming activities:
Operation Minnesota Nice meets the First Tuesday of every month at 6:30PM at the Community Center. We support 24 soldiers but would like to support more through the holiday season. Donations are welcome – please contact Jan Nyhus at 218-885-2684.
Booster Club meets the second Tuesday of every month at 6PM at the Community Center. Join us if you can. Remember, to rent the building, call Mike Stram at 218-885-1494.
Benefits of buying a property at the end of the year....
As interest rates are falling, the end of the year is an opportune time for renters to become homeowners, growing families to move to bigger homes, and Boomers to find houses that fit their changing lifestyles. When you become a homeowner, you are paying for something you own. When renting, your payments go towards someone else’s mortgage.
-
Tax savings. Closing on your new home by Dec. 31 means you can deduct mortgage interest, property taxes and points on your loan on your income tax return. You can also deduct the interest costs associated with a home equity loan. These deductions are significant, especially in the early years of your loan when you are paying off so much interest.
-
Sellers are usually more motivated. Many homes that are on the market are vacant and sellers are usually anxious to stop carrying the costs pertaining to the property especially during the winter months. That means you may have more leverage during negotiations.
-
It's easier to move. Many moving companies are booked weeks or months in advance during the busy summer months. In the fall and winter it's normally easier to secure the services of a moving company on shorter notice. The holiday season is a great time to celebrate the acquisition of a new home with family and friends.
