PENGILLY INFORMER FEBRUARY 2007 Print E-mail
Thursday, 01 February 2007 00:00

Dear Friends and Neighbors,

I am very pleased to send you my first newsletter. This newsletter is designed to focus on Real Estate news and to help each other as a community. The Pengilly Informer will be published every quarter and sent to your home. If you prefer to receive the newsletter via e-mail, send your name and address (as it was sent to you) to me and request receipt via email, it is free!

If you have news or events, or are selling used items or own a business and would like to advertise for the benefit of our community, send me a note at cgirard@mail.com and I will be more than happy to include it in my newsletter. Just remember that to do so you must reside in Pengilly and that this is not intended to become Ebay…

ABOUT ME…

My husband Marc and I relocated to Pengilly 2 years ago to be closer to family. We have 4 children and a grand-daughter. I initially obtained my Real Estate license in Canada in 1978 and have since become involved in the management of capital businesses in Minnesota and the Caribbean Islands. I recently joined RE/MAX Thousand Lakes in Grand Rapids. The team is extremely experienced and knowledgeable and it is always nice to be part of a winning team! Therefore, if you are looking to buy, sell or invest in real estate, don’t hesitate to call me today    (218) 969-8855 or (218) 259-6600. I would love to serve you.

The 40th Annual Grand Rapids Jaycees Home and Sport Show is approaching fast. It will be held from March 16th to the 18th.  The 75th Annual Northwest Sport show will be held at the Minneapolis Convention Center from March 27th  to April 1st . Don’t miss these events!

Come and visit with me there, as RE/MAX Thousand Lakes is proud to be in full presence at these shows promoting our listed properties.

PENGILLY SOUTH UPDATE ON QWEST INTERNET

As many of you remember, last fall I went from house to house collecting signatures to show Qwest the interest of our neighborhood to have Internet DSL. I sent over 35 signatures to Qwest in Minneapolis. I was informed that their headquarters in Colorado thought that it was not “worth” the investment at this time. According to them, we are looking at another potential 2 years, which is a real shame. Many children need the technology to accomplish schoolwork. Qwest is, unfortunately not eager to invest in “rural” areas.

On the other hand, Sprint is extending coverage with their new EV-DO network which is the internet via the cell towers at high speed.  Although they currently have mobile broadband in place that is faster than dial up, it doesn’t compare to DSL or cable.  The new EV-DO will surely give it fierce competition.  I will continue to monitor the market and will keep you posted.

WHAT’S NEW AT RE/MAX THOUSAND LAKES!

RE/MAX Thousand Lakes is pleased to participate in the MLS Co-op.  The Co-op is not an MLS, but a cooperative effort among participating REALTOR® Associations from Minnesota and Western Wisconsin to share all Active listings among their members.  The purpose is to better serve our clients.

What doesn’t it mean for you:  The Co-op gives wider exposure across the state for seller’s properties and it will make it easier for my clients to have information about properties they are interested in regardless of where in the state they want to search.  The Multiple Listing Services participating are:

Duluth Area Association of REALTORS® , Faribault Area Association of REALTORS® , Greater Lakes Association of REALTORS® (Brainerd) , Itasca County Board of REALTORS® (Grand Rapids) , St. Cloud Area Association of REALTORS®

Southeast Minnesota Association of REALTORS® (Albert Lea, Austin, Owatonna, Rochester and Winona) REALTOR® , Association of Southern Minnesota (Mankato, Fairmont, New Ulm and Windom), West Central Association of REALTORS® (Willmar), Minneapolis Area Association of REALTORS®, North Metro REALTORS® Association, St. Paul Area Association of REALTORS®, Southern Twin Cities Association of REALTORS®, Western Wisconsin REALTORS® Association.

ONE OF OUR OWN…

Tom Waseleski is one of our own. Tom lives in Pengilly with his 3 children, Tom Jr., Michael, and Susan. Tom is the heart of the glass business at Beltline Body & Glass in Hibbing. He offers glass replacement for all vehicles, deals with all insurance companies and offers a mobile service. For all the residents of Pengilly, Tom will either have your vehicle picked-up or will come right on site to replace your glass (if weather permits). Don’t hesitate to give him a call at 263-8711 or on his mobile, 966-2818.

What else should you know about the Waseleski family? They are racers, Late Models, and have enjoyed great success on the racetrack!  Dad started in the ‘80s, Mike and Tom Jr. started racing last year, sharing a car they purchased together. They modify their own cars and this year they will have their own car, all racing against each other. What a thrill!  Join them, starting in May, at Hibbing Raceway. The Waseleski’s are always looking for sponsors. Don’t hesitate to give them a call.

Cheers to one of our own!

Finding every tax deduction for which you qualify is like finding money. For your home, the following deductions could cut your tax bill.

  •  Mortgage interest
  •  Real estate taxes
  •  Points paid by you on a new home loan
  •  Points paid by seller on your behalf
  •  Points paid on refinancing (pro rate over life of loan)
  •  Remaining un-deducted points on refinancing when you refinance again or pay off the loan
  •  Home office expenses, if you qualify
  •  Home improvements done for medical reasons to extent home’s value isn’t increased
  •  Costs of moving to a new home if your move is job-related and meets qualifications

Furthermore, did you know that there is no tax on gain of $500,000 (per house) for married couples or $250,000 for a single person if you have owned and occupied for at least 2 of the last 5 years prior to the sale of your home. Change of employment, health or other unforeseen circumstances may entitle you to pro rate exclusion if it is less than two years. Note that the exclusion is unlimited and that both spouses must occupy the residence but only one spouse must own.

Any gain over the amount of $500,000 for married and $250,000 for a single person is taxed at a maximum of 15% if owned for more than 12 months.

See your accountant or tax person for more information about the above subject as situations may vary.
